Being able to explain things to their client?

Ill explain a setup that my CPA told me to do, and then you can decide if you want to touch base. 

So, I was hoping someone could explain these type of loans for me, or perhaps direct me to a resource so I can better understand how they work, what their requirements are, and all that fun stuff.Thank you!

Explain to them you want to give them all their money back except that first month’s rent within 10 days of them moving out.
