I'm doing some work in the Newark area over the next month and would be interested in grabbing dinner/drinks with investors in the area to chat and share experiences.  

You just have to buy them dinner and drinks.  

On the way home we stopped and had a delicious dinner at our favorite Indian restaurant.

And for your case Nick since you're in St Louis, you could spend $100 of it and take Philip Vincent out to an awesome lobster dinner and get some pointers from him that would be worth away more than 5k if you ask the right questions and build a relationship!

Good point Jon, I usually try to make it short, sometimes things are more involved and still only scratch the surface.I do skim long posts, those asking a question but first have to tell us how many kids they have, hobbies, favorite dinner, favorite song, color of hair and eyes, not sure if they are asking a real estate question or trying to date someone. ;)I just can't resist mentioning my old buddy from the Sunshine State;@Dion DePaoli  LOL :)

Stop and try and find out who the owner is and take him to dinner. 

For a vanishingly few stays we have to do a deep clean or replace linens, or something like a folding chair or portable dinner stand.
