from your comments above I also think there's a basic misconception/misunderstanding of fundamentally how negotiation works in the open market, and that again is likely an area an agent can help you.

You will get comments here that steer you towards A class properties - or C class.

I also agree with the below comment on a duplex build that struggles to cash flow.

I would also disagree with the earlier comment that is helps simplify the process of adding partners in for future projects.
