Some of my clients in this scenario literally just pick-up the phone, tell the seller of their specific property they are interested and they are well qualified, and see if there is some kind of fit. 

This is explained early and often with new clients and it has always been a part of our fee structure as long as you've been a client. 

I have clients who invest in the SDSU area to students, nearly zero vacancy, because of the demand, proximity to campus and quickly executed turnovers.
