I would hit them immediately with a lease violation letter as prescribed by your lease and give them 10 days to remove the dogs or start paying pet rent and put down a deposit.  

Knowing that you couldn't accept section 8 because you didn't have a permit and knowing that new york and many other areas now require landlords to accept section 8 - well moreso that you cannot block section 8 - why didn't you let them apply and just deny them with no reason? 

They do generate a profit, but with the heat here, we end up having to block them out from June through August. 

I know i get letters every time I sell something and take back a mortgage/deed of trust.

Lastly the Brokerage Disclosure to Buyer (BD-24) says this in bold capital letters further showing that this form is not a contract.THIS BROKERAGE DISCLOSURE TO BUYER IS NOT A CONTRACT.

Hi All,My wife and I just purchased a larger house on our block, and plan to keep our current home as a rental.
