Too many investors chasing too few properties.  90% of the deals I work on are off-market and have no major competition. 

My problem is that traditional stick builds are too expensive and I'm chasing cashflow, not appreciation.

Maybe you can do something similar to a Lime or Bird Scooter.

If you can find other mobile home investors to work with in your area, you may want to start out by finding deals for other investors and getting paid as a bird dog or wholesaler.
