Air DNA is just a computer algorithm.

I would not blindly trust some rentometer algorithm.  

The tiktok algorithm will share more similar content to what you like, so mine is tailored to REI, DIY, and construction design ideas. 

These platforms use algorithms that when they detect you aren't getting as many bookings/viewings through them (because your calendar is booked by other sites/direct) they will begin to push your ranking down further in the listings.

Google's algorithm will start funneling you more operators.  

Like Zillow estimates, any computer algorithm can be wildly inaccurate.

Also be aware there are algorithm based studies and engineered studies.

Ever since they famously lost half a billion during the second half of last year by trusting their own algorithms to buy properties, I've been cross-referencing their "Zestimates" every time I run comps just to compare, out of curiosity.

Those values are derived from an algorithm that takes a number sales in a given area and provides a median sales price.  

I like it because it includes actual rents as part of its algorithm but I also supplement this by looking at the comps on Zillow which tends to have a good amount of listings in my area.
