My suggestion would be if one lender tells you something that doesn't sound right, don't be afraid to try another.

I've flipped before, and will be an active investor who is not afraid to "pull the trigger".

I don't want to miss a deal cause I'm too afraid but I also don't want to make a costly mistake that will affect my life down the road. 

Im just afraid of buying something and not being able to fill it. 

Since I wouldn't have a mortgage payment for two years, that was my plan, just save the money to apply it to the principal, however my fear is based on how hot my market is right now, so im afraid in two years would be totally the opposite. 

Don't be afraid to ask them business questions (annual sales, how long in business) and see if you get a good gut feeling.  

I'm not afraid to admit -- even the beginner's guide was beyond me when it came down to the criteria.
