Finally- you can eliminate 95% of the troubles and risk by simply having professional and legal screening and management processes, so don't sleep on that piece. 

The landlord was wanting to put on bluetooth or wifi keypads, but then I said you have to change batteries, they wouldnt know how to or if the wifi/bluetooth or their phone messed up- there are SO many things that could go wrong. 

I also use OpenPhone for my phone systems, and I love it.

The way we screen tenants tells us all we need to know 99% of the time.
