@Joey Morea - I totally agree with what you just said, my houses are also in Champions Gate and my community is very strict about street parking, in the last couple of days I've seen random people simply parking their cars in our driveway.

Don't make that same mistake, but also don't let enthusiasm cause a fatal error right out of the gate. 

But when you say your property is bringing in DOUBLE the amount of an LTR, you should have more than enough in reserves to get through 3 months without bookings, especially in a field where local governments can ban your business overnight.Southern states, where I expect most STR's exist, are the first ones pushing down the gates trying to reopen (if they even shut down in the first place).

Thank so much for your response Nicholas, I think stepping out of the gate our niche is going to be multifamily with a strategy of long term (3-5) rental periods.

I have acquired a vacation-esque property in an exclusive gated neighborhood. 

The storage units are all in pretty good shape but we would need to install a new access gate and opener for 24/7 access.

I would hate to waste the opportunity of the next 3 years or so, but I would hate more to get into a bad situation right out of the gates.
