This painter previously corrected a poor drywall installation of 2 walls and painted with Sherwin Williams small drywall, which looked  good to my untrained eye.  

Since we don’t know what condition the house was in prior to her moving in, we only specified all the areas requiring cleaning and some large nails/screws in the walls, which she signed.

Utility/Laundry rooms) shall have 1 layer of 5/8” Type-X drywall on both sides of the surrounding walls, and 1 layer of 5/8” Type-X drywall at the ceiling.

It turned out there were aluminum wires so we upgraded the electrical service, removed all of the walls so we could rewire the house (4 bed 2 bath).

They had completely covered the outside wall with red brick and added a garage.

You have to build up more cash upfront or you will hit a wall around 5 houses.  

Do the walls need a good cleaning or a fresh coat of paint? 

Most mom and pop landlords are abandoning ship after seeing the writing on the wall. 

@Marc Shin wouldn't advise painting the brick as then it will have to be done every 5-7 years, if done the right way, more often if hacked.Just paint the walled garage door faux stone area a better color that doesn't clash with the orange brick.

So, often times people insulate the attic without insulating the walls because the cost is reasonable and it can make a significant difference.
