A lot of people scream its illegal, many people say it’s against the law and you are acting like a unlicensed broker or unlicensed agent.I get it.

DON'T HIRE UNLICENSED CONTRACTORS.  

As an Investing Broker, I have a particular thought process that I think is particularly helpful for the unlicensed in this situation.I've spent over 18 years as a Listing agent, a Buyers agent, and an Investing agent working on my own behalf.  

Dodd-frank does not like unlicensed homeowners being banks, but they will let you do at least 1.Lastly, try to do a heloc(home equity line of credit) and buy your next one(rent this one out).

It seems as though once you are licensed you are limited to working under a broker, but if you are unlicensed you can simply work for yourself.Can someone please shed some light on the pros/cons of getting licensed versus being a non-licensed real estate professional?

you want to use transactional funding... state of CA is cracking down on unlicensed acitivty IE selling rE without a license. 

That said, I know for a fact there are countless unlicensed guys in Phoenix doing jobs under the table that are well over the $1,000 threshold.

I am always looking for more strategies to increase my inventory of profitable deals.Please don't take this as a bash to unlicensed real estate investors.

Also, before everything else you should check the laws on unlicensed wholesaling in your state.
