I worked Northern Lake County Mendocino county and  little bit in Humbolt ( Honeydew area) I think as we age out as investors we start to appreciate cash and smaller debt positions.

We will want to retire at a decent age and also want to help the kids with college. 

I’ll reinforce previous poster’s recommendation against aging an ADU, especially to a SFH.

So Zillow can provide info like job growth, population growth, demographics (ie. median age, etc)?

I know that is frustrating, but you can't force that horse to drink as the old saying goes.My thought take a look at https://kwnextgen.org/  see if they would have any interest in that...or find some kind of meetup groups that has people their age in it or take them to a conference and see if anything sticks. 

I rent in the community and it is all-ages, and pet friendly.

I guess really depends on your age also when you come into these windfalls..

For properties that are in better condition and newer in age you will be able to find competitive pricing for coverage. 

The age and condition of the home matter a lot here.
