I live in Jacksonville FL and Just bought my first Duplex in Ashtabula OH.I have a licensed Real Estate Agent, Licensed Property Manager and two Lenders (conventional and Hard).To be honest this is to be my retirement.

However, if you bought it and managed it as a market rate apartment, your experience would be very different.My point is, I can control how fast a unit turns simply by adjusting my asking rents.  

I bought the land and my builder buddy is putting it up at cost we plan is to hold or maybe I buy him out.  

Doesn't that help keep property taxes lower or the owner-occupants.If 5% of the properties are being bought by investment companies, that means 95% are not. 

I think I've bought 10 houses (primaries and investments), and I've had that same "Oh crap, my chest hurts, why did I think this was a good idea?"

A friend of mine bought a new home and upon moving in, there was a massive crack in the home. 

Can I 1031 my mother’s house I just inherited for a convenience store?  

Bought under assessed value, slight value add through cosmetic rehab (paint, light fixtures, flooring) What was the outcome?

And remember: if you bought it now, you won't be buying it next year, so you basically rob your next year of this tax deduction.
