I would ask, when you say real estate, specifically what are you trying to accomplish or do?

Withoutknowing the details I can not suggest which would be right to add on.Several you should pay attention to are:- Ordinance & Law: Provides additional building coverage to deal with rebuilding costIncreases due to changes in Zoning or Building laws- Personal Injury Liability: Libel, defamation of character, wrongful imprisonment, etc.

Since you can’t do a formal inspection, a detailed contractor walk-through and phased renovation estimate are key.Have you considered checking city records for past permits to uncover any unaddressed issues?

It would be hard to cash flow on a 600k house that has 3600 in rent regardless of the broader economic situation going on in society. i find that when someone says BRRR doesn't work anymore they end up meaning it doesn't work well for the specific types of real estate that they want to buy.

Networking, local meetups, door knocking, mailers, wholesalers, online forums specific to your area of interest.  

What specifically are you trying to get better at? 

Based on how many people have moved here from other states (specifically California, Oregon, Washington, and then a few areas like NY/NJ) along with the amount of redevelopment projects and the chip factory that was put in - I think there will be further appreciation for the foreseeable future.Will Phoenix economy be depended on this chip factory?

The other is a smaller operation which does a lot of business in the specific neighborhood the house is in.
