Listen to @Henry Clark  If I were doing anything self-storage, he'd be my first call. 

I never investigated further.I always questioned his recommendations because at the price/rent point he was advocating, the maintenance/cap ex would consume too much of the rent unless actively self managed.

I have used two management companies in Akron and both made me really appreicate self managing.

Because you are self servicing your loans most are not legally compliant with consumer protection laws and CFPB requirements such as sending statements on a monthly basis that have all the language the CFPB requires as well as each state may have additional requirements for sending out just a simple statement.

Remember, the notion of amassing wealth without investing is a dangerous myth perpetuated by self-proclaimed experts.

In new Self storage we use when we start to market and rent.  

Typically they are not eligible for traditional financing which implies other funding sources (HML, private Monet, self funded, etc).  

I believe that self-managing your property and maintaining detailed records is the only true way to demonstrate your material participation and safeguard your tax savings.

We are not new to managing short term rentals, my fellow partners self manage their own STRs.
