I have finally settled on a price for my farm (12 acres) which would allow a short plat and development of a cul de sack and build 5 residential lots for 5 of the acres, and then the farm with my own residence on the 7 remaining acres.

I am currently working on a website so that the real motivated sellers contact me, so i dont have to spend as much time contacting property owners who aren't motivated at all. 

The other motivating factor here (for me) is that I want to move my mom into one of the units so she's close by.

1) You would just write an addendum stating that the lease is extended to whatever date and everything else remains the same.

The homestead should remain in place when I'm gone because I will still be the owner.

Students in my market aren't super motivated just yet.

I’m collaborating with an investor who can help cover the remaining balance, but since the property isn’t in the best shape, and maybe fairly priced, but I’m evaluating how much room I might have to negotiate.

I wish we lived in a world where people didn’t want to do us harm but that’s just not reality, and as long as that remains true i will be a very vocal advocate for armed, and trained, Real Estate professionals.
