This included adding a video game system (retro PacMan), adding central A/C, rehabbing backyard space to include life-sized outdoor games, grill, firepit & seating.Before hiring the PM, I did a thorough competitive analysis to determine where I could feasibly land revenue-wise if the property was fully maximized to its potential within the existing constraints (location) and with the PM fees. 

I know for some people real estate is just an investment while for others it may be a calling or passion.

I've watched so many BP videos and not once has filing quarterly come up as opposed to annually..   

However, it has shown me that that type of contracting is not my passion and I want to really take my life into my own hands.

We took photos, made videos, and were told that they generally do not pay for electronics like TV's, electronic ice makers, and Air Conditioners since it is hard to prove who did the damage or when it was done.

Document everything with photos and/or video.

Make sure to bring in a good sewer cleaning/ scoping company and have someone with experience review the video they take.
