In one case, they already knew about the property (it was notorious).

Usually, those are the ones I find myself.Wholesalers are notoriously bad at estimating repair costs and ARV.  

Oregon is a notoriously anti-landlord state.

But, we also know that it is notoriously difficult to properly time the markets.If I were guessing, I'd imagine that we see some type of move in a recessionary direction within the next 3 years.  

Like others have said, come and scout the area first to check commute times etc...The Baltimore Washington area is notorious for nasty commutes.

These home warranties have high deductibles and are notorious for not covering problems.

I have had to remove the sprinkled timer box outside because they notoriously love to turn off the water, therefore I can drive by and turn it back on or put a lock on the timer box.The alarm system is there for their use, but they must put in their name for monitoring.
