I wanted to share what just happened with me these last couple of months, and could desperately use some guidance to get back on track.

Over priced, layout is awkward, junky neighbors, back on market/under contract multiple times, bad photos, bad timing(got buried from other listings, weather occurrence, etc). 

I highly encourage everyone to view the property before putting money down, but that's not ideal for many of them, so I do allow them to rent "sight unseen," but I am very open with them to ensure they don't show up and back out.1.

Also will be adding two ADUs in the back to turn the whole place into a 4 unit rental.

If done correctly, you can refinance most, if not all, of your initial funds back out of the properties. 

I demonstrated proof and evidence backing up that everything I was saying is correct. 

There are way better people to talk to that are based out of here and know the market like the back of their hand. 

I alwasy respond yes and ask my standard follow up questions and never once have they responded back to schedule a showing. 

For every step forward they take it falls back two.
