I do not think that is a bad quote (of course this is coming from the person getting $5k-$7k quotes to replace a tankless hot water heater...). 

Now I could write a whole book on the differences in neighborhoods of Philadelphia but the suburbs are as hot of a market as ever right now.

For those who have a hot tub for your rental, may I ask how much you schedule maintenance and how much you pay for that maintenance?

On my own inventory in Oregon we still offer a BAC of 2% and when the market is hot some builders offer 0 or 5k or like we did 10k flat fee.. for 700 to 1 mil of course I own them so I guess I have the right to do that ..

And damn right I get hot under the collar, everyone should, this is very serious stuff and it matters deeply.

We have central air and sometimes the AC doesn't cool enough in extreme hot weather situations.
