You don't just have to do bare minimum stuff to get it up to code using renovation financing, you can put in hardwood floors, new windows, etc.They will not let you add silly things that wont add value (giant unicorn statue in the front yard, etc), but if it's something a reasonably intelligent landlord would want to put in, it'll probably be ok to include it in the reno because things that increase rent tend to also be things that increase value.

i pick up the passion of real estate since 4month now have surf on the net at least 20h a month and readed only 6book since... anyway i juste finish  the book: leverage your financial intelligence by Dough lennick ( enjoyable book for a ethic perspertive) now that am a the the 6th chapter of the book of bigger pocket (the book on rental property investing) i slowly start to anylize info more deeply but am still extremly suprise of my market in Montreal  how every thing is differents bc the inflation.

If you know what features each offers, and the price points for that particular manufacturer you can make an intelligent decision as to what items you want to buy.Or, if you don't want to go to the trouble of learning all of these things, you could just go the "get the cheapest" rout and roll the dice and take your chances, but if you make a mistake and you have 100+ faucets to replace after only a few months because you gambled wrong (or 100+ toilets with plastic flush levers that break off or won't flush much volume, or etc...) you'll probably wish you had more knowledge of these things before cutting checks.Good Luck!
