I suspect you return is much higher than you indicated.You have incredible prop 13 discount by now.

Kansas and Missouri are still incredibly landlord friendly.  

The basics still stand the economy is in incredibly low savings, extremely high debt, and the most underlying and impactful signal has fully priced in a drop-- oil.

But the military found ways to do it, implemented new training techniques, and whole generations of new soldiers have responded to them.
