I'm in the process of closing my very first fix and flip sale.As that takes place, I'm reading the BRRRR book by David Greene (REALLY good book so far) and connecting with people in this business.

If you are a human on this planet, you will be victim to bubbles and recessions and unplanned acts of god that influence the value of your asset. 

You did not provide nearly enough information and had better keep the money burning a hole in your pocket in a safe place for several years and until after you are so positive about what you are doing you will be telling other people to do vs. asking.Every safe investment decision had to be base on math that you have to do hundreds, or thousand of times if necessary until you are so positive you found the right property nobody on this planet can convince you that you are making the wrong decision.

Point, connect with the right pro, who gets you in the right market, who has pipeline of deals not just "hey, let's go compete against planet earth on the MLS, should only be 37 other offers, you'll make money, eventually, maybe".
