Usually, I'll sell a note because I have an over concentration of a particular asset type or product type in my portfolio and a regulator or examiner has told me they recommend (or require) that I reduce that concentration in my portfolio.

We made an offer with all the normal contingencies and in addition, we added contingent on proof of last 6 months rent payment, and satisfactory examination of the lease.

As far as not getting full price not using a realtor, having been doing this for 30 years and having passed the real estate exam in NY, NC and FL  five years ago I would've agreed with you  But in this digital age I hundred percent disagree with your statement

Built in late 2000's, town is the only one in the area likely to see appreciation and has seen 8% increase in rental rates in the past three years.Although I plan to occupy the property (likely with roommates) initially , I would like to examine both deals from a worst case-rental only perspective because there is no guarantee I will be staying put.
