Renting a unit with obvious damage (door grip, dents and scrapes to front doors has been (ime) challenging.

The 70% rule is a solid guideline, but in competitive and higher-priced markets like South Florida, sticking rigidly to it can be challenging.

The way to find it starts with testing and challenging yourself and your system.  100% during hot time is one thing.

I especially believe in this challenging RE environment that some realistic analysis is beneficial.
