Through my cleaners, pms (Lodgify) and 3rd party apps (schalge home lock, ring doorbell, google home, turno, jervis), 95% of the property management is automated and i spend less than 1hr per week on property related tasks. 

Beyond Real Estate:I love traveling, meeting new people, spending time in nature, seeking adventures, learning new things, and always up for sports (playing and watching).Super pumped to dive into discussions, swap stories, and learn from all of you.

The reality is, even if you give them ALL the information in great detail (which isn't what I'm suggesting; give them a few details/answers) they'd still have A LOT of work to do and the task is daunting.

Also, what software you use now and SPECIFICALLY what tasks you want the software to do for you.

This won't be an easy task.

In this next part of the adventure, I'm looking for triplexes and quadplexes in the right area and for the right price. 

Erika, I would shop your maintenance tasks around and get at least 2 numbers for a job like swapping a hwt.

Also for this month at least I'm doing side work on task rabbit and reduced prices for handyman type work. id be happy to try and meet you on site if you just want advice and to talk investment real estate.

Driving for dollars is a very time-consuming task and even if you target distress properties that its only one layer of motivation which for us is not the one that triggers our sellers to be motivated.  

Be a mentee under someone in the game, add value to them by being their assistant, or doing a task involved in the deal in exchange for equity.
