Takes about 20 seconds to bend over with you hand INSIDE a bag, grab the offending residue, pick it up and remove you hand while wrapping the contents safely inside the bag... heck, its recycling too!

Instead of being a landlord, you would basically create a note to either hold for residual cash flow or flip the note to a note investor or bank.

Lei,As far as wall paper bubbling, take a syringe fill it with glue / wall paper adhesive, poke it into the bubble, inject a little glue or adhesive and then take a straight edge ( like a credit card - better us of it then using it spend money) and press out the air that is trapped behind it, and it will spread the adhesive , and your done.
