You should see a nice bump in value after it opens barring disasters on other fronts like interest rates, oil and world peace. 

By the time you are 60-80% in, rates would need to better than double for you not to come out ahead.Conversely, the arguments for a long-term fixed mortgage (30-year in the U.S.A.) are peace of mind and better cash-flow (which is not always the case).  

Peace of mind is very high on my list and having cash on hand can solve many of life's problems.

You are basically accepting a lower ROI in exchange for the peace of mind of having good tenants with good neighbors.The thing you might be missing is this: Can you actually rent a $375,000 single family home for $3750 in your market?
