Matt, Justin, and Rick, I have a tiny bit of experience rehabbing.

I know someone already mentioned Physician loans and that didn't seem like a good fit but just wanted to throw out there that there are Attorney loans as well.http://www.biglawinvestor.com/announcing-benefits-for-having-a-jd/Not sure if that helps but just in case someone else is interested. 

And some weirdos (like me) bake in a lot of "what would happen" scenarios when we're doing financial projections trying to model out a pullback and we have a bunch of money sitting in bank account earning 1% as a "just in case" reserve fund.
