But if these Seattle projects will, two years from now after HB1110 rules are in force, appear to have been an ephemeral thing that came and went among a handful of limit-pushing builders,  our development might end up seeming weird (which could impact both buyer appeal & financeability).I know there's no crystal ball and the State rules have been changing rapidly, and might still change further.

On a new build $275k is the sweet spot but if you go up to like $320 it better have a steep roof 9ft ceilings and curb appeal front or it will sit up to 90 days before selling.Its basically what most people can afford around here.

Someone else in the comments mentioned how this ruling (even though it will be fought in appeals court for another 10 years) will put more upward pressure on commissions because guess what?

I prefer it to Eagle Nest because you are right next to the mountains, whereas Eagle Nest is more out in the open and seems to appeal more to the overnight crowd.
