Sub2 is a nobody in a subset of nobody in a subset of "yeah I've heard of that but I have no idea what it is".  

I also advertise before someone moves out to get a new tenant before the current one leaves. 100% occupancy on a LTR is very common for me.No idea on a MTR.

Initially, this might seem like a great idea as you can maximize rental income by renting out bedrooms kind of like college student rentals.

The house I regret most for not getting it is this one,https://www.zillow.com/homedetails/N8064-975th-St-River-Fall...I was so close to getting it, but I chickened out because I have absolutely no idea how these houses even exist.

. - You have no recourse against an agent or PMC once you pay them for the placement and it turns out to be a terrible tenant:(If you have the time and network and post here for assistance, it's always a good idea to learn the rental business from the "ground up".Of course, one mistake can also cost you thousands of dollars.

What is bad is having the gurus collect money from armies of inexperienced, unknowledgeable and under capitalized wanna be investors who then seduce desperate home sellers (who have no idea what they’ve agreed to) into selling their homes without understanding the consequences.

Becoming a real estate agent is a good idea to gain experience, but you could also explore property management, wholesaling, or working with an investor to build your network.
