I am a bread & butter Oklahoma investor.

We have some subs we have worked with for 15+ years and a good group of subs is a good GC's bread and butter. 

we get to live this life because people rent, they are our bread and butter and sometimes situation come up you could never expect. 

Thanks again for the recommendation.The original Zinnser BIN is a shellac - fast drying, good sealing properties - and you will want ventilation and/or a respirator when applying it.Due to the constraints and costs of harvesting the resin of the lac bug, Zinnser now manufactures a synthetic shellac primer "BIN 2" which is not as offensive to apply as the original .... and much cheaper to purchase.

the cheapest investment can be rehabing a  $1500 manufactured home and  color stucco the outside with the same synthetic the casinos use.

The bread and butter for rentals when I was there (3 years ago) was between 19th and 35th and University to Canton.

Some of us would go for Cash flow compare to some of us go for synthetic loss to save that 40% other earnings.

Gonna diversify a little as my portfolio continues to grow but I think small multi-family is going to be my bread and butter long term.
