That's a spectacular tenant.

There is a SPECTACULAR, massive Gothic style church for sale at an amazing discount and:* I can probably get it for $100,000 (cash);* It's in the city (semi inner-city) in Harrisburg PA with no parking except on-street;* I need about $600/month profit to be happy with my investment;* It's 16,000 square ft.

Think about it like this....If you find a spectacular deal on a home and you wholesale it to an end user you have one deal.

They've performed well, but nothing spectacular. 

Play it safe for the first deal (more important than a spectacular ROI, you don't have to make all your profits on the first one) and you are off to a great start.

But oh goodness, what a spectacular opportunity for a construction company moving towards flips and buy/holds in a town that is suited more for rentals than flips, or so we are hoping!

Life is too short to sacrifice living somewhere I love for a dollar.Ergo why California real estate pert near anything within 30 miles of the coast line.. is so sought after and expensive.

@Ned Jackson  you would be shocked at how quickly tenants can trash units.also lets look at this logically.your a local PM you own the company you have 500 units you manage.. that will entail a secretary ( usually out source placement for a fee to the real estate community maybe a combination) you have a full time maintenance guy maybe two.. but at most you have 4 employees.now vacancies being 5% generally in any market your dealing with 25 turn overs a month.. but lets say your market is spectacular and you only deal with 10 or 15 a month.. those are going to be time intensive they require full inspection.. section 8 which takes time to coordinate if your doing those. get bids talk to owners etc etc..
