Say a property needs $10,000 in repairs, and you don't want to add on any financing for the repairs to the loan ( 203 ) ..... will you still be able to purchase the property and then after closing/ you own the property , you can then do all of the work yourself if you wish to do so ?

@Mark Gallagher - If time is of the essence and you don't have time to do a full title search prior to bidding, and auction terms say a SWD will be conveyed, do you feel comfortable bidding on the property (knowing that is it is vacant and in decent condition, walk through done, minimal work needed)?

I would think you should be able to do an affidavit stating you are an owner occupant and get an exception if your mortgage broker is savvy enough and knows what they are doing also try calling another local mortgage company/broker that's not a bank they tend to have better contacts with underwriters and can get this handled easier than say a bank.

I'd venture to say a) most people don't know how to actually run numbers on rental properties, and know what constitutes cash flow, and b) if most are like me, they grow up thinking if you just own rental properties you are good to go!
