I would not borrow from ANY lender I learned of over the internet unless I knwe personally people who had used them. 

I know people that have had great BRRRR success in Detroit and Memphis, including myself.

Each agency has slightly different criteria and limits but the process for setting rents is roughly the same and has 2 components. 1) The tenant voucher is based on the tenant’s specific finances and number of people within the family unit.  

Then, I would share with them how you manage properties and what your expectations are for them as well as you - essentially explaining how you work with people renting from you.

upside is you can open up your tenant pool to people who have resources for their own home but may be missing some of the traditional bank qualifications.

You've gotten a great response above from @Michael Plaks I'll also note that for this or any similar "strategy" people come across to just step back and ask the following: Does this have a genuine profit/business motive? 

People switch PMs all the time so this should not be this complicated.

Its easy to get wrapped up in wanted to learn everything, and it ends up in people losing sight in what their original goals were from the start.

That shows real estate can be possible for anyone; in my opinion, I know everyone has unique and challenging situations, but in principle, anyone who can follow some basic budget fundamentals can save up enough for a down payment.Grateful BiggerPockets continues to bring more people into the industry!
