And I agree with you someone out of state is going to take a huge risk trying to compete with Turn key guys for inventory and to get the homes rehabbed without running into yet another set of problems IE theft.. vandalism being overcharged.

If you bring any investor a garbage deal, they'll put you on the back-burner and ignore anything you have to say.REI is all about networking, and the more your name gets out that your over charging on sub-par properties listed on the MLS, the less people will want to work with you.If your honest, professional, and you genuinely bring a few good deals to someones attention, 99% of the time he'll do business with you again.

HVAC techs love this kind of repair because it's easy for them to switch out the parts, laboriously clean the blower fan in front of you, blame it all on you, and overcharge you to the moon.This is really a very simple deal.

It took a threat to call my lawyer before they "reworked" the numbers so I didn't "owe" anything.I can't say that you're being overcharged, but you should definitely get some quotes.Good luck.

It's allowed me to do some of my own work like changing toilets and fixing leaking ceilings, but even if I don't want to do a job personally hopefully I'll have enough knowledge to not let a contractor over charge me, or recommend something I don't need.You'll also meet local contractors, and hopefully investors.They may offer an employee discount too.
