After it’s built borrow on full value and gift the parents back the land value?

Our strategy is to buy out of shape properties and rehab them back into shape, so a GC with experience in doing extensive renovations at once would be preferred.

When I started, I  submitted great deals to a corporate cash buyer,  they went behind my back and secure the deals with the sellers, after the  contracts expired.

Find an older one who'd rather sit back and get the interest than the higher return higher involvement of another flip.

You will probably figure out where you want to live here and then you can back into which areas make sense to house hack from there. 

I assume you’re going to have to target just accredited investors as the judge would make you give anyone else their money back.

We were looking in the Smokey’s and in Florida but we might just shift to our hometown and house back it with the ADU unit utilized for STR. 

Dennis' dad and I actually tripped over something similar back in Chandler.. we learned to tap into city planning websites and even call the permit offices directly to get a real sense of their backlogs.

How bad is this going to continue to hold back the CRE market?
