I am just inquiring for any helpful tips, hints, and knowledge to get started.  

Inquiring as to track record, how the sponsor's projected performance compares to actual performance, and learning about how they approach a potential investment property are all very important.If you are investing in a turnkey or a syndication or blind pool, there is one added risk that you don't have when you invest directly:  the sponsor.

What information is important to commercial real estate investors that I need to inquire about and present to them to close a deal with them?

That is probably the easiest thing for a SF inquirer to understand.  

With that being said, 90% of my tenant inquires have been from zillow, which my post let ad automatically posts to.

(Assuming the numbers work)-Inquire with bank about their willingness to sell current note (depending on performance) at a discount.

@Carlos EnriquezNo, I cannot access the tenant's FPL account number.I do have an account for that property, but it is the main house account, not the individual unit account.Just to be sure, I called FPL this morning and inquired about the rebate program and the rationale associated with the rebate program requiring a FPL account number for the AC install location. 

I must inquire though...
