The property management company I use charges you for pictures.

In my devious mind, I thinking like you that I hire a parking attendant, install gates and charge an entrance fee if I bought it. 

If I do not hear from you, the inspection will take place November 15, 2024, between 8-11am.The LandlordIf she refuses entry, then you send another notice charging her for the costs incurred.

Like the Martel folks currently who charge 15k or so to tie into their network..

I’d suggest you call a PM or two and ask them 1) How much rent they would charge. 2) What fees they would charge you. 3) How long they think it would take to find a tenant at that rate.

It's been a while, but I had a few guests contest charges and I won every time.

Or They charge much higher fees per transaction.The one Im with for $40 a month, is 100% commission structure.

Trenching, utility connection charges and etc. add a huge cost handicap which makes the economics unworkable in almost every case. 

I've successfully completed a few house hacks in California, and am looking into branching out to the Midwest with small to mid multi-family to scale a bit faster.
