I would manage at first to learn the ropes, and then probably use a management company. 

The true censorship now is basically anything that makes the company looks bad, and that's not for the best of the forums.

About 1/3 were in limbo--neither rebuilding nor selling, while owners tried to decide what to do--sell, rebuild, or fight with the insurance company--or just didn't have the money to rebuild and didn't want to sell.

I don't yet have an estimate on cost.I've never used insurance for something like this because A) I've never had an expensive repair and B) I fix most stuff myself on my Denver units.Question is: Should I file a claim or will the insurance company raise my rates so much that it makes it not worth it.
