Unfortunately, we are one of those groups that will be searching for a refi option in this current climate as our bridge loan rate has doubled. 

Each has its own unique "issues", and require different skill sets.Class C - "Mom and Pop" rurual facilities non climate controlled, smaller in size.  50 to 200 unitsClass B - Second generation, suburban, may be climate controlled, mid sized.  200 to 400 units.Class A - Urban, fully climate controlled, larger facilities.  400 - 1,000 units.

Your utilization will sky rocket and refinance especially in this climate may not happen.

@Michael Bier Generally, in colder climates time of year makes more of a difference than it does in temperate climates.

I would argue that the market is willing to pay more because of asymmetries, and among other things, premiums for certain qualitative geographical factors (Hawaii has a nicer climate than Cleveland Oh, for example)- not because a family in Cali is "more able to pay" than a family in Kentucky. 

I'm sure we can get this done even in this climate.

Yeah I found a wide range in adjustments for pools in the forums but naturally those coming from perpetually warm climates were factoring in a larger adjustment.

Since you have spent some time there you probably know this, but there are micro-climates to consider.
