Yep, good luck with that right now... since they raised the min loan and min house value it cut off many of my exit strategies, and is a real challenge for attempting BRRRR in many of our Ohio cities.

No auditor will look at every transaction, but they pick a fair number to try to find any issues, as well as review the General Ledger entries, bank reconciliation reports, etc in an attempt to find any wrong inputs, or worse, blatant fraud.

If you are not then you will see a ~$10k foreclosure sale, a resale less than a year later to an unwitting out of state investor for $50k, and the current attempt to sell it for $58k to get the current poor bastard out of the deal and cover the cost of the sale.Be very wary of becoming the next guy holding the hot potato when the economic music stops...I see rent rates have stopped rising and our local MLS shows an increasing number of days on market so I feel the music is slowing.Hope this helps!

@Autumn BrookeFirst, attempting to divide an electric is very messy, as you have no real way of determining use per unit without individual metering.Second, be very cautious about attempting to sub meter service because 3 & 4 gang meters are required to make this happen and there is a huge backlog (took us 18 months to get one for one of our flips in Massachusetts).
