We've generally had to pay the maintenance out of pocket over the years - an AC compressor, garage door opener, new dishwasher, paint/carpet etc., but spaced out and we had money in savings for those. 

Painting, carpet, maybe some tile work.

.- HVAC and hot water heater are 15 years old and appliances are that nasty beige and needs new carpet and paint

For the floors, I'm thinking about vinyl in the kitchen and bathrooms, laminate in the living rooms and common areas and carpet in the bedrooms and on the steps. 

I’ve been considering new carpet and flooring, repaint baseboards.

Nasty carpet/floors, terrible paint in all rooms, popcorn ceilings, trim/doors/hardware all outdated, brutal appliances, ugly light fixtures, bathrooms were rough; garage was a major eyesore, the list goes on and on.

If your unit is all carpet and my bottom floor is stained concrete...well...our costs will be different.

I’ve got a full kitchen, full master bath, 2000SF of tile demo and install, carpet, some minor plumbing and electrical, painting, etc..My Partner is a GC, but his crews are tied up on two other projects for another month.Thanks in advance,Justin

It ended up costing us the carpet cleaning fee for the only carpet in the unit.

My estimate: 4-5kNew carpet with padding.
