then why would they entertain a land contract offer? 

Full kitchen, and entertainment space layout reconfiguration, all 2 and 1.5 bathrooms including a master bath, and some other projects such as new windows, flooring, tiling, and some other finishes. 

He's also mentioned putting the proceeds from sale into an annuity, so he may entertain owner financing which could sweeten the deal.  

After sending the script above and explaining that anyone on the lease must reside in the unit, I would leave it at that and not entertain any further dialogue.

Now, I know I should never get hung up on a property, but to be honest the only reason why I'm even still entertaining this place is to me is one I believe its a good deal after running my numbers and they work for me, two it's a 4-plex that's actually in my price range, and three since I'm doing an FHA there's already an empty unit (maybe even two) by the time I move-in. 

We are trying to finance an existing adult care home and our current commercial lender is offering 70% LTV roughly 6.5% 5 year fixed/25 yr amort.
