An answering service is very beneficial for times you can't answer the phone however depending on how much marketing you are doing google voice would be just fine.

I also feel that first in-person meeting is very important so you can put a face with the voice, and also continue with your screening of the prospective tenant.

I recently started having all calls go to voice-mail that directs them to my website that gives more information and has a page to answer some questions and request a showing.

I will start voicing it to everyone.

He told us his new address in an old voice mail and its in the same neighborhood.

Personally, I have a voicemail answering service (such as Freedom Voice), asking them to leave details about the property.

Dave T I think, though I'm not positive, that if LLC2 is a *wholly owned* sub of LLC1 (as OP describes) and 2 uses 1's EIN, then the difference is academic and the 1031 is successful.
