I've been watching Chad Carson's videos and his approach of accumulating more properties than you need, then start using that income to pay off mortgages and cull the lower performing properties makes sense to me. 

So I require skin in the game (average is 5% to 15%) to offset this.

Right now I house hack, but am looking to properly get in the game by end of next year, so I'm trying to be prepared.

Why I would agree, it would be ideal to start one ourself but to be profitable at PM it seems to be a numbers game.
