Hi,i'm pretty new and trying to figure out how things work, i did read all the books available on bigger pockets and i still have questions. it seems a deal is usually made by a face to face contact with a desperate seller.how to find the desperate sellers?

The bucks running around with a cell phone and a truck are guaranteed to screw it up sooner or later because they don't know how to run a business.... they also get desperate and stupid and will sign contracts with iffy P&L ramifications.

I wouldn't do it if it's because you're desperate to get a tenant, but if everything else looks good about the tenant, then you might consider it.

@Sue Deng please take no offense.. however If you do not even understand this basic question.. and folks in foreclosure are under EXTREME duress and stress how is someone like you remotely going to help them.. other than for your own self serving gratification.to come on BP and ask this question just floors me personally.. the blind leading the desperate and this usually leads to those your trying to rip equity form to end up just losing their house.
