I am actually already under contract on a property near Disney in the Windsor Hills/ Champions Gate area.

@Luke Simonetti  Hope this helps but it seems that the issue that these "qualified leads" aren't just being sold to you and the vendor is double dipping if you're competing against 3 others out of the gate! 

The investment that Jeff Vinik and Bill Gates made in our Channelside/Downtown market in creating an "innovation hub" as well as expanding our entertainment/sports venue have brought relocation of companies and talent to the market.

One setback we hit with this deal right out of the gate was a delay in the refinance on our first deal.

My property manager would have a lot to juggle from the gate and personally I don’t want my property to have a name around the area of where the offenders stay.

I am also considering partnering with a bigger company such as west gate, Hilton or a brand to that magnitude.

And while I recognize taking a cash flow hit right out of the gate is not a fun thought, a vacation rental should cash flow well enough that you're at least breaking even in a downturn, and have enough margin that the fat times get you through the slim times with no problem.  

Once you get a better grasp on clientele you will realize the clients that push requests TOO far right out of the gates are tire kickers most times.  

I'm not really interested in becoming a landlord right out of the gate because I'd like to get a few deals done, then I would like to move on to buy and hold properties. 

This might be a guard or gate at the entrance and exit.2.
