Ask if they have any issues that you may be able to address.I treat tenants as customers and have empathy for them - give them some leverage when they fall on hard times - but be firm and let them know that this is your business and you depend on the rent to keep your operation running.There are times when you can supply the tenants with up-grades, Frig, new stove micro wave - with those items supplied you'll be able to increase their rent a little.Treat your tenants with respect - thy are your customers and their rent pays your mortgages and gives you an opportunity for a wonderful cash flow and future retirment.Cheers

The home owner blamed the "crime wave" on the number of rental properties in the area and the camera showed a nice shot of our For Rent sign and our rental house.It appears that we shot the guy? 

Give them proper notice and wave bye bye to your problems.

@Justin Elliott..I don't get estimates until under contract.  

I got in low during the foreclosure wave few years back and able to achieve 1+% on rentals in the area.

I can't tell you how many I bought at the court house steps that would wave that worthless paper at me.I felt really bad for them.. the AG's put all those dirt bags out of business and from my point of view then went over board...

Hi @Kino Elliott .You don't say your end intentions with the property, so I'm going to assume you are putting in an offer with the intent to buy it for yourself.Before you have it under contract, you shouldn't be paying for any inspections.
